SURBITON HOUSING MARKET ON THE UP

A recent national survey of Surveyors makes for gloomy reading with reports of price falls and poor house sales. However, here in Surbiton reports are that the property market is in good health with demand increasing throughout the last month.

Surbiton sales seem to be bucking the trend
Whether you are selling, buying or even renting Surbiton has a huge range of Estate Agents to choose from. Surbitonpeople.co.uk took a short walk around Surbiton to check out the Estate Agents and find out exactly what is happening to the local property market.
Brighton Road
Brighton Road is home to A P Homes, HJC, Stack & Bonner, Let-me.com, Humphrey & Brand and Lords Estate Agents.
Lords on the corner of Brighton Road and Victoria Avenue provided more evidence of the local property market picking up. The Manager of Lords, Stuart Baker, said that although previous months had been a little quiet this month was extremely good with a surge in local interest. He continued to say that there is currently a lack of houses at the higher end of the market.
We spoke to Davinia from Stack & Bonner who said that although things had been a little quiet, things were picking up and they have lots of houses and flats under offer at the moment. She also said that the local lettings were very strong.
Despite their name Let-me.com also do property sales. They moved to their new offices in Brighton Road just over a year ago after moving out of their original office above a shop in Victoria Road. Matt said that everything they are taking on at the moment goes very soon. They are also experiencing strong interest in student properties and property management.
Victoria Road
Down the High Street we have Avery Cole and Parry & Drewett opposite the YMCA. Further along the road towards the station is Hawes & Co and Wallakers.
Simon Welford of Hawes & Co also said that there was a shortage of family houses for sale or rent. He said that they had only just received a new instruction on a house close to Surbiton centre and that they already had four viewings lined up. Simon believes that Surbiton Station is key to the continued buoyancy of the local property market. He said that there is currently a little bit more choice of property at the moment and it’s a nicer market place.
Claremont Road
The Claremont Road area is home to another cluster of Estate Agents, including Chancellors just around the corner in St Mark’s Hill and Matthew James in St James Road.
We visited Barnard Marcus who are situated right on the roundabout. Danny Williams, the Branch Manager, said that both family homes and flats had been selling well with September seeing a marked improvement on July and August. Family housing near to Surbiton Station is being snapped up quickly with high prices being achieved for the right properties. Rocco is the Senior Lettings Negotiator for Barnard Marcus and he was equally happy with the current market for lettings.
Other Estate Agents along this stretch are Dexters, Gascoigne-Pees and Your Move.
Surbiton Road
Heading towards Kingston is Latimer Estate Agents who also offer a comprehensive lettings and full management service to landlords. Carla said that there are lots of people in the area looking to rent long term rather than buy, but there is currently a shortage of rental property in the area.
